Transforming an Irregular Floor Plan through BIM
The primary challenge of this apartment was its highly irregular initial layout and the intrusive presence of structural columns. By implementing a data-driven BIM workflow, we didn't just design; we optimized. This allowed us to reclaim unusable "pockets" and transform structural constraints into functional assets, maximizing every square inch of the property.
This animation clearly demonstrates how structural columns and unusable pockets were transformed into functional elements (laundry, built-in wardrobes), providing the home with a spatial fluidity it previously lacked.
Through a detailed BIM study, these initial disadvantages were converted into key design features:
"Dead" Pockets and Columns: The fragmented spaces in the bedroom and living area were utilized to create custom built-in wardrobes. This makes the furniture an integral part of the architecture, significantly increasing storage volume without cluttering the rooms.
The Internal Balcony Concept: Since the original layout lacked a balcony, we reconfigured a portion of the floor plan to create an internal balcony. This zone integrates a hidden laundry station (wash/dry), keeping this technical function out of sight but fully operational.
Glass Partitioning (Sliding Doors): To preserve natural light, this internal balcony was partitioned using sliding glass doors, allowing sunlight to penetrate deep into the interior of the apartment.
"Pocket" Kitchen and Privacy: The kitchen's position—enclosed and adjacent to the main entrance—was treated as a strategic advantage. By implementing sliding glass doors, we created a cooking zone that can be fully isolated for odors or privacy, while remaining visually connected to the living area.

The use of BIM technology during the design phase allowed every technical detail—from built-in furniture to lighting systems—to be executed with maximum precision. This comparison demonstrates our commitment to delivering exactly what was promised on paper, eliminating any on-site improvisations.
I. Living Area: Living and Dining
In this open-space area, the primary challenge was the presence of beams and columns that fragmented the ceiling height and interrupted the flow of the space. We applied an intelligent solution by organically integrating the beams into the ceiling design.
Through geometric forms and hidden LED lighting, the structural beam was transformed from a visual obstacle into an architectural element that enhances the room's identity. This structural frame harmonizes with modern boiseries, creating a cohesive, luxurious, and fully functional atmosphere.
II. Kitchen and Partitioning System
Utilizing the layout's "pocket" to create a kitchen that offers full privacy through glass doors, without losing the natural light coming from the living area.
III. Master Bedroom: Optimization and Technical Balcony
In the main bedroom, the biggest challenge was the presence of columns that dominated the interior view and fragmented the space. Through intelligent design, we managed to "vanish" these structural elements by fully integrating them into a system of built-in wardrobes. This solution not only eliminates visual clutter but creates a linear, clean surface that enhances the sense of space.
Additionally, the lack of a balcony was solved by creating an internal space that serves as a technical zone. This integrated "balcony" provides a space for natural laundry drying and a dedicated ironing area. To maintain order, we designed hidden storage for maintenance equipment (vacuum cleaner, iron), keeping the bedroom a serene and aesthetic oasis.
IV. Multifunctional Space: Office and Guest Room
In this area, we turned the challenge of an irregular floor plan into an opportunity to create a dual-purpose room. By utilizing the "pockets" created by the columns, we integrated a home office corner that offers privacy and quiet without sacrificing the room's central space.
The use of large-scale mirrors and hidden LED lighting in the ceiling creates a sense of linearity that visually "corrects" the wall breaks. This space serves as an elegant office during the day and a comfortable guest room by night, proving how well-planned BIM design can extract maximum value even from the most difficult corners.
V. Detail Aesthetics: Bathroom and Functional Optimization
The real challenge in this bathroom was merging all functions within a very limited surface area without sacrificing the sense of space. We eliminated the oppressive feeling created by the beam over the shower area by integrating it into the ceiling architecture.
For perfect organization, we hid the washing machine and dryer within the bathroom cabinetry, thus maintaining the clean aesthetics of the Terrazzo style. Every element was coordinated through BIM design, transforming a small space into an elite and fully functional environment.
