1. Interior Design | Residential Spaces
Minimal Project: Starting from 1,200 €
1+1 Apartment: Starting from 1,600 €
2+1 Apartment: Starting from 2,300 €
3+1 Apartment: Starting from 3,100 €
How are these fees calculated?
Our fees are based on the net internal area and represent the minimum cost for a comprehensive professional design process. The "Starting from" variation refers to an increase in workload beyond the standard base, depending on:
Spatial Specifications: The presence of areas requiring additional technical detailing (such as extra bathrooms, corridors, storage rooms, or spaces with specific functions) and the inclusion of outdoor areas (balconies, terraces), which are treated as supplementary services.
Complexity Requirements: While every project is unique, specific stylistic requests, challenging configurations, or specialized needs that require additional dedication are reflected in the final project value.
Terms of Collaboration
Payment: 50% upfront deposit to initiate the project, 50% prior to the delivery of the completed project files.
Commercial Projects: Customized quotes are provided for hotels, offices, or retail spaces based on scale and complexity.
Tirana: Fees are based on residential typology and market standards in Tirana.
Outside Tirana: For projects in other cities, fees are adjusted to the local market; however, the minimal project fee never falls below 1,000 €.

Design + Partial Construction Supervision:
Technical assistance and site visits during the execution phase to ensure the implementation aligns perfectly with the design.

2. Residential Architecture
(Villas and individual houses up to 250 m²)
Choose the level of detail that fits your project. Our design process is carried out in a BIM environment, ensuring maximum precision and control over construction costs.
1. Architectural Design & 3D Visualization — Starting from €2,500
Focus: Architectural identity and aesthetics.
Architectural Design: Development of functional layouts and spatial organization.
Exterior 3D Rendering: Photorealistic exterior visualizations of the building.
Facade Design & Materials: Definition of materials, textures, and color scheme.
2. Technical Planning & Engineering — Starting from €3,500
Focus: Technical accuracy and site integration. (Includes Phase 1 +)
Site Plan & Landscaping: Site positioning (general plan), boundary walls, and external arrangement.
MEP Engineering: Detailed plans for electrical, plumbing, and HVAC systems.
3. Executive Design & Structural Set — Starting from €5,000
Focus: Structural safety and cost control. (Includes Phases 1 & 2 +)
Structural Engineering: Static–seismic calculations and detailed reinforcement plans (steel & concrete).
Bill of Quantities (BoQ): Detailed cost estimate of quantities and materials for budget control.
Fire Safety Design: Technical report and fire protection plans.
Terms of Collaboration
Payment: 50% of the total fee as an advance, 50% before delivery of the completed project.
Areas over 250 m²: The above fees are starting points for residences up to 250 m². For larger villas, please contact us for a customized offer.
Additional Services
Interior 3D Rendering (Villa)
For projects that also require photorealistic interior visualizations (living room, kitchen, suites, etc.).
Fee: €250 per room.
